3.a: Hold a PUBLIC HEARING and consider a request for a Conditional Use Permit for a Recreational Vehicle (RV) Display or Sales - new or used, or repair use on an approximate 26.31-acre tract, being generally located at 2328 East Interstate 20, in the City of Weatherford, Parker County, Texas. CUP-25-0009. Senior Planner Monica Johnson presented a conditional use permit request submitted by HWH Real Estate Holdings for Recreational Vehicle Display or Sales - new or used, or repair at 2328 E. I-20. Chair Brian McKeown opened the Public Hearing at 2:35 p.m. With no speakers, Chair McKeown closed the Public Hearing at 2:35 p.m. On the motion of John Hinton, second by Rod White, the Commission voted unanimously to recommend approval of the conditional use permit request, subject to the following conditions: 1. Pole signs are not permitted; however, a monument sign is allowed. Temporary signs, banners, and other advertisements shall not be permitted on the property. 2. Used RVs may not be parked near adjacent roadways. Service RVs must be placed only in the designated areas identified on the site plan. 3. This conditional use permit will be void if construction has not been started within 8 months of Ordinance approval. Additionally, this conditional use permit will be void if the Certificate of Occupancy has not been issued within 20 months. The motion carried 7 - 0.

3.b: Consider a request for preliminary plat approval for Holiday World, being 1 lot on approximately 26.31 acres of land being generally located at 2328 East Interstate 20, City of Weatherford, Parker County, Texas. SBDP-25-0008. PZC08132025 Page 1 of 5 Senior Planner Monica Johnson presented a request for preliminary plat approval for Holiday World at 2328 E. I-20, submitted by applicant HWH Real Estate Holdings Co, LLC. On the motion of Zachary Cray, second by Kathy Wylie, the Commission voted unanimously to recommend approval of the preliminary plat subject to all requirements of the Subdivision Ordinance and the following conditions: 1. T-Plan identifies 80' Collector in this area. ROW dedication should match. 2. All public improvements will be reviewed and approved through the Site Development process. Additional easements may be necessary. 3. The phone number shall be provided for the property owner/developer. Reference Subdivision Regulations Section (11-4-3)(f)). 4. Preliminary plat shall consist of two (2) separate pages. The proposed conditions and existing conditions. It appears that the existing conditions sheet is missing from the submittal. Senior Planner Monica Johnson presented a request for an amendment to the existing PD Planned Development and a zoning map amendment for Weatherford College generally located at 205 and 207 E. Park Ave., 1403 Sloan St., Lot 2 of the SouthPark Addition (Martin Dr.), and the remaining part of Lot 2 in the Weatherford College Addition (Texas Dr.), submitted by applicant Weatherford College – Jon Stark. Jon Stark, Weatherford College Facilities Director, 225 College Park Drive, addressed questions from the Commission regarding the request. SBD-25-0008. Planner Katelyn Seckman presented a request for final plat approval for 710 S. Main Street, submitted by applicant Teresa McGee. On the motion of Brian McKeown, second by Sharon Hayes, the Commission voted unanimously to recommend approval of the final plat subject to all requirements of the Subdivision Ordinance. The motion carried 7 - 0.

3.e: Consider a request for final plat approval for Park Hill West, being 2 lots on approximately 44.327 acres of land, generally located at 411 West Park Avenue, City of Weatherford, Parker County, Texas. SBD-25-0009. Planner Katelyn Seckman presented a request for final plat approval for Park Hill West at 411 W. Park Ave., submitted by applicant First Baptist Church of Weatherford. On the motion of John Hinton, second by Rod White, the Commission voted unanimously to recommend approval of the final plat subject to all requirements of the Subdivision Ordinance and the following conditions: 1. Plat shall be revised as a Final Plat. Existing Conditions Sheet is not required for the Final Plat. Refer to the Title XI Subdivision Regulations, Chapter 5, Final Plat Approval Procedures. 2. Revise block and lot labeling. Block and lot labels in the Title Block does not match the block and lot labels shown on the plat. 3. Provide the total square footage (area) of each lot, the centerline on W Park Ave., and phone number of the property owner on both sheets. 4. Remove surveyor notes 1 and 5. ZCH-25-0006 & CUP-25-0006. Planner Sergio Baeza presented a request submitted by James McDonald for a general plan and zoning map amendment with a conditional use permit for Recreational Vehicle Park/Campground use at 2205 Tin Top Road. David Konen, 8101 Boat Club Road, Suite 315, Fort Worth, spoke on behalf of the applicant regarding the plans for the request and addressed questions from the Commission. Chair Brian McKeown opened the Public Hearing at 3:08 p.m. With no speakers, Chair McKeown closed the Public Hearing at 3:09 p.m. After discussion, on motion of Rod White, second by Joshua Tarbay, the Commission voted unanimously to recommend disapproval of the general plan/zoning map amendment and conditional use permit. 3.h: Hold a PUBLIC HEARING and consider a request by Jon Olson, Foresite Group LLC, for a zoning map amendment from (AG) Agriculture to (C2) Interstate Commercial with a Conditional Use Permit for Fueling Station use on an approximate 7.341-acre tract generally located at 1825 Old Brock Road, City of Weatherford, Parker County, Texas. ZCH-25-0009 & CUP-25-0012. Planner Sergio Baeza presented a request for a zoning map amendment with a conditional use permit for a proposed RaceTrac Fueling Station at 1825 Old Brock Road, submitted by Jon Olson, Foresite Group LLC. Tony Rutigliano, 200 Galleria Parkway, Atlanta, GA, spoke on behalf of the applicant about the project plans and addressed questions from the Commission. Planner Sergio Baeza presented a request for preliminary plat approval for RaceTrac Weatherford at the northeast corner of Ric Williamson Memorial Highway and I-20, submitted by Jon Olson, Foresite Group LLC. On the motion of Brian McKeown, second by Sharon Hayes, the Commission voted unanimously to recommend approval of the preliminary plat, subject to all requirements of the Subdivision Ordinance and the following conditions: 1.
