3.a: Hold a PUBLIC HEARING and consider a request for a General Plan and Zoning Map Amendment from (AG) Agriculture to (C1) General Commercial with a Conditional Use Permit for a Contractor Office/Facility w/outside storage including vehicles use on an approximate 4.569-acre tract being located at 1798 NW Ric Williamson, City of Weatherford, Parker County, Texas. ZCH-26- 0008 & CUP-26-0005. Director of Development Services Scott McDonald presented a request for a General Plan and Zoning Map Amendment, with a Conditional Use Permit, at 1798 NW Ric Williamson, submitted by applicant Shane Kuehler. Vice Chair John Hinton opened the Public Hearing at 2:35 p.m. With no comments received, Vice Chair Hinton closed the Public Hearing at 2:35 p.m. • Applicant Shane Kuehler, 109 Mesquite Drive, addressed questions from the Commission regarding the proposed requests. On the motion of Sharon Hayes, second by Kathy Wylie, the Commission voted 6 - 0 to recommend approval of the General Plan and Zoning Map Amendment with a Conditional Use Permit, as presented.

3.b: Hold a PUBLIC HEARING and consider a request for a Zoning Map Amendment from (R1) Single Family Residential to (C1) General Commercial on an approximate 0.4-acre tract being located at 725 Red Oak Lane, City of Weatherford, Parker County, Texas. ZCH-26-0010. Director of Development Services Scott McDonald presented a request for a Zoning Map Amendment at 725 Red Oak Lane, submitted by applicant Lacy Kimball. Vice Chair John Hinton opened the Public Hearing at 2:39 p.m. PZC07082026 Page 1 of 3 • Jimmy Rodriguez, 717 Red Oak Lane, expressed concerns regarding traffic congestion, speeding, and parking. With no further comments received, Vice Chair Hinton closed the Public Hearing at 2:41 p.m. On the motion of Terry Hughes, second by Sharon Hayes, the Commission voted 6 – 0 to recommend approval of the Zoning Map Amendment as presented.

3.c: Hold a PUBLIC HEARING and consider a request for a Zoning Map Amendment from (R2) Two Family Residential to (CN) Central Neighborhood on an approximate 0.23-acre tract being located at 313 South Elm Street, City of Weatherford, Parker County, Texas. ZCH-26-0011. Director of Development Services Scott McDonald presented a request for a Zoning Map Amendment at 313 S. Elm Street, submitted by applicant Matt Martin. Vice Chair John Hinton opened the Public Hearing at 2:44 p.m. With no comments received, Vice Chair Hinton closed the Public Hearing at 2:44 p.m. On the motion of Zachary Cray, second by John Hinton, the Commission voted 6 – 0 to recommend approval of the Zoning Map Amendment as presented.

3.d: Hold a PUBLIC HEARING and consider a request for a Conditional Use Permit to allow an Electronic Message Center (EMC) freestanding monument sign within the Central Business District on an approximate 0.7-acre tract being located at 122 Fort Worth Highway, City of Weatherford, Parker County, Texas. CUP-26-0006. Director of Development Services Scott McDonald presented a request for a Conditional Use Permit at 122 Ft. Worth Highway, submitted by applicant Tony Aaron. Vice Chair John Hinton opened the Public Hearing at 2:50 p.m. With no comments received, Vice Chair Hinton closed the Public Hearing at 2:50 p.m. • Applicant Tony Aaron, 133 Marina View Court, addressed questions from the Commission regarding the proposed request. On the motion of Zachary Cray, second by Kathy Wylie, the Commission voted 6 – 0 to recommend approval of the Conditional Use Permit as presented.

Future agenda items: Director of Development Services Scott McDonald informed the Commission that staff would be presenting development metrics at future meetings, including updates on active projects and their statuses, plat activity, housing inventory, and other development-related metrics. Mr. McDonald also advised that staff was planning a comprehensive update of the City's General Plan and Zoning Ordinance, with input from the Commission throughout the process.
