3.a: Hold a PUBLIC HEARING to review a request for a Conditional Use Permit for an Off-Highway Vehicle (OHV) Sales/Service with Outside Storage use on an approximate 1.5-acre tract being generally located at 2217 Old Dennis Road, City of Weatherford, Parker County, Texas. CUP-26-0003. Planner Katelyn Seckman presented a conditional use permit request for sales/service with outside storage use for Matador Powersports at 2217 Old Dennis Road, submitted by applicant Houston Sutton. Applicant Houston Sutton, 2217 Old Dennis Road, discussed plans for the proposed project. Vice Chair John Hinton opened the Public Hearing at 2:35 p.m. With no comments from the public, Chair Hinton closed the Public Hearing at 2:35 p.m. On the motion of Zachary Cray, second by Sharon Hayes, the Commission voted 6-0 to recommend approval of the conditional use permit as presented, subject to the following conditions: 1. Temporary signs and pole signs shall not be permitted on the property. 2. Display of equipment are limited to new items. 3. Parking lot must be re-striped, including all parking spaces and fire lanes. Curb stops shall be installed for Northeast parking spaces near building. 4. Fencing material for outside storage shall be an approved material to be determined between the city and applicant. 5. Services must be conducted in the shop space as shown on the proposed site plan.

3.b: Hold a PUBLIC HEARING and consider a request for a Zoning Map Amendment from (AG) Agriculture to (I) Industrial on an approximate 10.764- acre tract being located at 395 Jones Road, City of Weatherford, Parker County, Texas. ZCH-26-0003. PZC04082026 Page 1 of 2 Planner Sergio Baeza presented a request for a zoning map amendment at 395 Jones Road for EOG Resources Inc., submitted by applicant Joshua Urbaniak. Chris Schutza, 933 Ben Drive, Springtown, representing Kimley-Horn, discussed plans for the proposed project. Vice Chair John Hinton opened the Public Hearing at 2:42 p.m. • Patricia Prater, 506 Jones Road; Deborah Carney, 400 Appleton Drive; and Harold Swain, 703 Jones Road, expressed concerns with current road conditions and increased traffic. • Leonard Anthony, 714 Pintail Court, Granbury, expressed concerns regarding drainage issues along Jones Road. With no further comments, Vice Chair Hinton closed the Public Hearing at 2:48 p.m. Director of Development Services Scott McDonald responded to questions from the Commission and addressed concerns raised by the speakers. Mr. Schutza also responded to questions from the Commission. On the motion of Sharon Hayes, second by Zachary Cray, the Commission voted 6-0 to recommend approval of the Zoning Map Amendment request as presented.

3.c: Consider a request for final plat approval for EOG Addition, being 1 lot on approximately 10.764 acres of land being located at 395 Jones Road, City of Weatherford, Parker County, Texas. SBDP-26-0002. Planner Sergio Baeza presented a final plat approval request for EOG Resources Inc. at 395 Jones Road, submitted by applicant Joshua Urbaniak. On the motion of John Hinton, second by Zachary Cray, the Commission voted 6-0 to approve the final plat as submitted, subject to all requirements of the Subdivision Ordinance.
