3.a: Hold a PUBLIC HEARING and consider a request by Thomas Tettleton, concerning a conditional use permit for an Auto Sales/Service as a primary use on an approximate 1.00-acre tract generally located at 2040 Fort Worth Highway, City of Weatherford, Parker County, Texas. CUP-25-0002. Planner Katelyn Seckman presented a request for a Conditional Use Permit to allow Auto Sales/Service as the primary use for Makin’ Traxx Golf Cart Sales and Service located at 2040 Fort Worth Highway. Vice Chair John Hinton opened the Public Hearing at 2:32 p.m. There being no speakers, Vice Chair Hinton closed the Public Hearing at 2:33 p.m. On the motion of Zachary Cray, second by Sharon Hayes, the Commission voted unanimously to recommend approval of the Conditional Use Permit request subject to the following three conditions: 1. Temporary signs, banners, and other advertisements shall not be permitted on the property. 2. Display and sale of equipment is limited to new golf cart sales. 3. Display shall be maintained in a neat and orderly fashion. Display areas are shown on the site plan. The motion carried 6 – 0.

3.b: Hold a PUBLIC HEARING and consider approval of amending the Title XII Zoning Ordinance Section 12-3-100, to add Contractor Office/Facility with Outdoor Storage, Including Vehicles as a Conditional Use in the Agriculture District. Planner Katelyn Seckman presented a proposed amendment to Title XII, Section 12-3-100 of the City’s Zoning Ordinance to add Contractor Office/Facility with Outdoor Storage, Including Vehicles as a Conditional Use in the Agriculture District. PZC04092025 Page 1 of 4 Vice Chair John Hinton opened the Public Hearing at 2:35 p.m. There being no speakers, Vice Chair Hinton closed the Public Hearing at 2:35 p.m. On the motion of Sharon Hayes, second by Zachary Cray, the Commission voted unanimously to recommend approval of the proposed amendment as presented. The motion carried 6 - 0.

3.c: Hold a PUBLIC HEARING and consider a request for a zoning map amendment from (C1) General Commercial to (R1) One Family Residential on an approximate 1.669 acre tract generally located at 1013 W Spring St. City of Weatherford, Parker County, Texas. ZCH-25-0002. Planner Sergio Baeza presented a request for a zoning map amendment from C1 General Commercial to R1 Single Family Residential for the property located at 1013 W. Spring Street, submitted by applicants Gina M. Lewis and Marcus A. Obana. Vice Chair John Hinton opened the Public Hearing at 2:41 p.m. There being no speakers, Vice Chair Hinton closed the Public Hearing at 2:41 p.m. On the motion of Zachary Cray, second by Rod White, the Commission voted unanimously to recommend approval of the zoning map amendment as presented. Motion carried 6 - 0.

3.d: Hold a PUBLIC HEARING and consider a request by Vaquero Jack Borden Partners LP, concerning a conditional use permit for a Fueling Station use on an approximate 1.638-acre tract generally located at the Southeast corner of Jack Borden Way and Fort Worth Highway, City of Weatherford, Parker County, Texas. CUP-25-0003. Senior Planner Monica Johnson presented a request for a conditional use permit to allow a proposed 7-Eleven convenience store with a fueling station at the southeast corner of Jack Borden Way and Fort Worth Highway. • Brad White, 2627 Tillar Street, Fort Worth, spoke on behalf of the applicant regarding the proposed plans for the project. Vice Chair John Hinton opened the Public Hearing at 2:46 p.m. • Carene Luman, 113 Oakwood Drive, spoke in opposition to the request. • Bob Tallman, 113 South Line Street, spoke in support of the request. There being no further speakers, Vice Chair Hinton closed the Public Hearing at 2:57 p.m. On the motion of John Hinton, second by Sharon Hayes, the Commission voted unanimously to recommend approval of the Conditional Use Permit request subject to the following two conditions: 1. Temporary signs, banners, and other advertisements shall not be permitted on the property, except during a 30-day period following the issuance of a Certificate of Occupancy. 2. 3.e: Consider a request for preliminary plat approval for Vaquero Weatherford Addition, being 2 lots on approximately 2.923 acres of land, generally located at the southeast corner of Jack Borden Way and Fort Worth Highway, City of Weatherford, Parker County, Texas. SBDP-25-0001. Senior Planner Monica Johnson presented a request for preliminary plat approval for the Vaquero Weatherford Addition, located at the southeast corner of Jack Borden Way and Fort Worth Highway, submitted by applicant Vaquero Jack Borden Partners LP. On the motion of Sharon Hayes, second by Kathy Wylie, the Commission voted unanimously to recommend approval of the preliminary plat subject to all requirements of the Subdivision Ordinance and specifically the following conditions: 1. Existing utility easements on subject property to remain for City of Weatherford utility facilities (electric, fiber, water and wastewater) Any additional easements required will be requested during permit review process. 2. Preliminary plat shall consist of two separate sheets. The proposed Subdivision sheet and the existing conditions sheet. Reference Subdivision Regulations 11-4-4 and 11-4-5. 3. Signature blocks are not required for preliminary plats. 4. Proposed Conditions sheet shall include the following: 1. Location and width of proposed alleys, sidewalks, trails, and pedestrian ways.
