3.a: Hold a PUBLIC HEARING and consider approval of a zoning map amendment from (AG) Agricultural to (SF7.5) Single Family 7.5 with a (P) Planned Unit Development Overlay for The Enclave at Chisolm Trail, being 123 single family lots on an approximate 42.60-acre tract generally located at 1420 King Street, City of Weatherford, Parker County, Texas. ZCH-25-0013. Senior Planner Monica Johnson presented a request for a zoning map amendment with a planned unit development overlay for The Enclave at Chisolm Trail, located at 1420 King St., submitted by applicant M&A Development. Chair Brian McKeown opened the Public Hearing at 2:38 p.m. • Norma Crutcher, 605 E. 6th Street, inquired about her address in conjunction with the voluntary annexation related to this project. • Austin Beck, 901 Main Street, #4650, Dallas, stated he was present for questions. • Andrew Belter, 8144 Walnut Hill Lane, Dallas, stated he was present for questions With no further public comments received, Chair McKeown closed the Public Hearing at 2:40 p.m. On the motion of Sharon Hayes, second by Rod White, the Commission voted unanimously to recommend approval of the zoning map amendment as presented. 3.b: Consider a request for preliminary plat approval for The Enclave at Chisolm Trail, being 123 residential lots on approximately 42.60 acres of land being generally located at 1420 King Street, City of Weatherford, Parker County, Texas. SBDP-25- 0011. Senior Planner Monica Johnson presented a request for preliminary plat approval for The Enclave at Chisolm Trail located at 1420 King St., submitted by applicant M&A Development. On the motion of John Hinton, second by Zachary Cray, the Commission voted to recommend approval of the preliminary plat as presented, subject to all requirements of the Subdivision Ordinance. The motion carried 6 - 0.

3.c: Hold a PUBLIC HEARING and consider approval of a general plan and zoning map amendment from (AG) Agricultural to (C1) General Commercial, being 2 lots an approximate 14.17-acre tract generally located at the southeast corner of Cleburne Avenue and Tin Top Road, City of Weatherford, Parker County, Texas. ZCH-25- 0012. Chair McKeown explained that this item had been withdrawn by the applicant and that no action was required; however, to remain consistent with past practices, the Public Hearing would still be held to allow any member of the audience the opportunity to speak. Chair Brian McKeown opened the Public Hearing at 2:51 p.m. • Lance Lowthorp, 113 Cleburne Avenue, inquired about prior development activity at the subject location. With no further public comments received, Chair McKeown closed the Public Hearing at 2:52 p.m. No action was taken on this item.
