3.a: Hold a PUBLIC HEARING to review a request for a general plan and zoning map amendment from (AG) Agricultural to (C2) Interstate Commercial, being 2 lots an approximate 14.17-acre tract generally located at the southeast corner of Cleburne Avenue and Tin Top Road, City of Weatherford, Parker County, Texas. ZCH-26-0002. Planner Sergio Baeza presented a general plan and zoning map amendment request submitted by BT Cobb Development, LLC, for the property generally located at the southeast corner of Cleburne Avenue and Tin Top Road. Vice Chair John Hinton opened the Public Hearing at 2:34 p.m. • Lance Lowthorp, 113 Cleburne Avenue, questioned why C2 Interstate Commercial was selected and whether general building regulations would apply. Staff addressed the questions raised by Mr. Lowthorp. With no further comments received, Vice Chair Hinton closed the Public Hearing at 2:37 p.m. On the motion of Dr. Joshua Tarbay, second by Kathy Wylie, the Commission voted unanimously to recommend approval of the general plan and zoning map amendment as presented. The motion carried 6 - 0.

3.b: Hold a PUBLIC HEARING to review a request for a zoning map amendment from (AG) Agriculture to (C1) General Commercial with a conditional use permit for an Auto Repair Use on an approximate 3.852-acre tract being generally located at 2239 Fort Worth Highway, City of Weatherford, Parker County, Texas. ZCH-26-0001 & CUP-26-0001. PZC02112026 Page 1 of 3 Planner Sergio Baeza presented a request for a zoning map amendment with a conditional use permit for a proposed Auto Repair Use at 2239 Fort Worth Highway, submitted by applicant Tim Clark. Vice Chair John Hinton opened the Public Hearing at 2:40 p.m. • Applicant Tim Clark, 2125 Woodland Hills Lane, reviewed the project plans. With no further public comments received, Vice Chair Hinton closed the Public Hearing at 2:41 p.m. On the motion of Kathy Wylie, second by Zachary Cray, the Commission voted unanimously to recommend approval of the zoning map amendment and conditional use permit as presented, with the following condition: 1. Temporary signs shall not be permitted on the property. The motion carried 6 - 0.

3.c: Consider a request for preliminary plat approval for Villas at Heritage Point Addition, being 89 single family lots, 9 townhome lots, and 5 open space lots on approximately 16.788 acres of land being generally located at along East 1st Street, City of Weatherford, Parker County, Texas. SBDP-26-0001. Senior Planner Monica Johnson presented a request for preliminary plat approval for Villas at Heritage Point Addition, submitted by applicant Rob Foster. • Lynn Baber, 2126 Timber Cove Court, reviewed the approved zoning for the development and expressed concerns regarding the fencing ordinance and animal control regulations. • Candice Grantham, 1801 Abelia Lane, expressed concerns regarding fencing and safety. On the motion of Kathy Wylie, second by Rod White, the Commission voted unanimously to recommend approval of the preliminary plat as presented, subject to all requirements of the Subdivision Ordinance. The motion carried 6 - 0.

3.d: Consider a request for final plat approval for Villas at Heritage Point Addition Phase 1, being 9 residential lots and 4 open space lots on approximately 0.919 acres of land being generally located at along East 1st Street, City of Weatherford, Parker County, Texas. SBD-26-0001. Senior Planner Monica Johnson presented a request for final plat approval for Villas at Heritage Point Addition, submitted by applicant Rob Foster. On the motion of Sharon Hayes, second by Zachary Cray, the Commission voted unanimously to recommend approval of the final plat as presented, subject to all requirements of the Subdivision Ordinance. The motion carried 6 - 0.

3.e: Consider a request for final plat approval for Shannon's Subdivision, being a total of 3 residential lots on approximately 0.66 acres of land, generally located on 517 North Brazos Street, City of Weatherford, Parker County, Texas. SBDM-26-0001. PZC02112026 Page 2 of 3 Planner Katelyn Seckman presented a request for final plat approval for Shannon's Subdivision at 517 N. Brazos Street, submitted by applicant Stephen Reich. On the motion of John Hinton, second by Dr. Joshua Tarbay, the Commission voted unanimously to recommend approval of the final plat as presented, subject to all requirements of the Subdivision Ordinance. The motion carried 6 - 0.
