SBD-25-0002. Planner Sergio Baeza presented a request for final plat approval for Centerpoint Addition at the northeast corner of Centerpoint Road and I-20 Frontage Road, submitted by Winkelmann and Associates. On the motion of John Hinton, second by Kathy Wylie, the Commission voted unanimously to recommend approval of the final plat, subject to all requirements of the Subdivision Ordinance. The motion carried 7 - 0.

On the motion of Sharon Hayes, second by Zachary Cray, the Commission voted unanimously to recommend approval of the final plat, subject to all requirements of the Subdivision Ordinance. The motion carried 7 - 0.

On the motion of Zachary Cray, second by Sharon Hayes, the Commission voted to recommend approval of the final plat, subject to all requirements of the Subdivision Ordinance. The motion carried 6 - 0. John Hinton recused himself from the vote.

3.i: Consider a request for preliminary plat approval for RaceTrac Weatherford, being 2 lots on approximately 7.341 acres of land, generally located at the northeast corner of Ric Williamson Memorial Highway and Interstate Highway No. 20, City of Weatherford, Parker County, Texas. SBDP-25-0003. Planner Sergio Baeza presented a request for preliminary plat approval for RaceTrac Weatherford, located at the northeast corner of Ric Williamson Memorial Highway and Interstate Highway No. 20, submitted by applicant Jon Olson, Foresite Group LLC. On the motion of Brian McKeown, second by Sharon Hayes, the Commission voted to recommend disapproval of the proposed preliminary plat. The motion carried 6 - 1. Rod White voted in opposition.
3.j: Fueling Station Update. Director of Development Services Kaleb Kentner presented an update on fueling stations, noting that Weatherford currently has 31 operational stations, with 4 more recently approved, bringing the total to 35. He reported that staff conducted a comparison with similar sized cities and found that Weatherford has a higher concentration of fueling stations relative to its population. Mr. Kentner explained that most comparable cities require a conditional use permit for fueling stations and noted that a reasonable radius requirement could help guide the location of future stations and truck stops; however, staff recommended continuing to use the conditional use permit process as the preferred approach. After discussion, the Commission directed staff to conduct additional research on the number of fueling stations located within ten miles outside the city limits, as well as the total number of individual fueling pumps, and to bring the item back for discussion at the next scheduled meeting.
