3.a: Hold a PUBLIC HEARING and consider a request to amend the Title XII Zoning Ordinance Section 12-3-301, "CN" Central Neighborhood District to add single family detached dwellings as a permitted use and to clarify "Household Living - 2nd Story and Above" as a permitted use in mixed use buildings and "Household Living - 1st Story" as a conditional use in mixed use buildings and to amend Section 12-6- 100 "Definitions" of the Zoning Ordinance to add a definition for "Mixed Use Building." MCA-25-0007. Planner Katelyn Seckman presented proposed amendments to the Zoning Ordinance. Chair Brian McKeown opened the Public Hearing at 2:34 p.m. With no public comments received, Chair McKeown closed the Public Hearing at 2:34 p.m. On the motion of Dr. Joshua Tarbay, second by Zachary Cray, the Commission voted unanimously to recommend approval of the proposed amendments to the Zoning Ordinance as presented. The motion carried 6 - 0.
3.b: Hold a PUBLIC HEARING and consider a request for a Zoning Map Amendment from AG Agriculture to C1 General Commercial with a Conditional Use Permit for a Contractor Office / Facility with Outdoor Storage Including Vehicles use on an approximate 1.632-acre tract being generally located at 200 Otto Drive, in the City of Weatherford, Parker County, Texas. ZCH-25-0011 & CUP-25-0013. Chair Brian McKeown reported that the applicant had submitted a letter requesting this item be postponed to October. On the motion of Brian McKeown, second by Sharon Hayes, the Commission voted unanimously to table this item to the October 8, 2025, Planning and Zoning Commission meeting. The motion carried 6 - 0. 3.c: Hold a PUBLIC HEARING and consider a request to amend the Title XII Zoning Ordinance Section 12-2-101 "Zoning Amendment", to update zoning change notices and sign requirements in accordance with state law. MCA-25-0008. Senior Planner Monica Johnson presented proposed amendments to the Zoning Ordinance. Chair Brian McKeown opened the Public Hearing at 2:46 p.m. With no public comments received, Chair McKeown closed the Public Hearing at 2:46 p.m. On the motion of John Hinton, second by Zachary Cray, the Commission voted unanimously to recommend approval of the proposed amendments to the Zoning Ordinance as presented. The motion carried 6 - 0.
