Receive presentation regarding housing study. City Manager Sharon Hayes stated that Jason Claunch with Catalyst conducted the housing study for the city. Mr. Claunch reviewed regional demographics stating that Weatherford is projected to add 1.1 persons per day for the next five years, while Parker County is projected to add 6.4 persons per day over the same period. Mr. Claunch discussed the household income distribution. He stated that the median household income is highest in the eastern and southeastern portions of Parker County and western Tarrant County. Over 63% of households in Weatherford earn less than $75,000 and 21% earn less than $25,000, which is larger than both Parker County and DFW. Home values in Weatherford are similar to the home value distribution of the DFW Metropolitan Statistical Area (MSA). The highest home values lie in southwest Tarrant County and southeast Parker County with values ranging from $250,000 and greater. Mr. Claunch discussed population distribution stating that buyers age 36 and younger are the largest share of homebuyers. As millennials age they are becoming more traditional in their buying habits.
