Item 8.b on the Oct. 13 agenda was a public hearing and Ordinance O2026-32 on the voluntary annexation of a 9.434-acre tract at 1726 North Main Street, owned by Pat and John's Adventures and Investments Dedicated to St Joseph LLC, case ANX-25-0003. The staff memo says the property is in the city's extraterritorial jurisdiction, contiguous to the city limits and proposed for annexation for all municipal purposes; that the request was presented Aug. 25, 2026, when the council did not take action; that the Building Official inspected the ten existing structures on Sept. 29, 2026, and a follow-up inspection on Oct. 1 confirmed that all identified items had been corrected, so all ten are code-compliant and safe for occupancy; that Parker County had cited an unpermitted septic system serving the laundromat on the property under Texas Health and Safety Code Section 366.051, then, after a Sept. 8, 2026 follow-up inspection found the laundromat voluntarily shut down until sewer service could be obtained, lifted the Notice of Violation; and that upon annexation the property would receive the default zoning of Agriculture. The financial impact is listed as none, and staff recommended approval. Item 8.c, the companion zoning case ZCH-26-0012, asked for a change from Agriculture to General Commercial on the same acreage, and the Planning and Zoning Commission hears a final plat for the tract, North Weatherford Business Park Addition, today.
